ELR Building Surveying & Consultancy was instructed to investigate significant cracking within a residential property after the homeowner became concerned that the movement may be more than cosmetic.

Following a detailed structural defect investigation, we assessed the crack pattern, location, severity, and possible causes, including thermal movement, settlement, differential movement, and subsidence.

Our findings confirmed that localised subsidence was responsible. The movement was confined to the load-bearing walls forming the staircase enclosure, which supported the suspended first-floor structure and continued upward to support key elements of the roof.

A key contributing factor was the presence of highly shrinkable clay sub-soil, which is found in parts of Weston-super-Mare and the surrounding area. During periods of warm, dry weather, moisture loss can cause these soils to shrink and contract, leading to ground movement, particularly where older foundations may not have been designed to accommodate such volume changes.

By identifying the likely cause and extent of the movement, we were able to provide the client with clear, evidence-based guidance on the appropriate remedial approach, helping them understand the repair implications and protect the long-term stability of their home.
