ELR Building Surveying & Consultancy was contacted regarding a property where extensive cracking had developed and progressively worsened over time.

We attended site and carried out a detailed structural defect investigation, including visual inspection and drone imagery to assess the roof structure and external elevations.

Our inspection identified significant cracking in excess of 15mm, together with wall displacement and movement to roof coverings. These defects were consistent with ongoing subsidence and differential settlement between the original dwelling and a two-storey side extension.

This type of structural movement is not cosmetic. Where cracking is accompanied by distortion, displacement, roof movement, or water ingress, it can represent a potentially serious safety concern and should be investigated without delay.

Our findings provided the client with clear, evidence-based advice on the likely cause and seriousness of the movement, together with guidance on the appropriate next steps. Where required, we can also support clients in legal disputes, provide professional evidence, and liaise with legal or enforcement teams where safety concerns are raised.
