A RICS Level 3 Structural Survey is the most comprehensive inspection available and is particularly suited to older, larger, or more complex properties, as well as those that have undergone significant alterations or are of non-standard construction. It provides a detailed technical analysis of the property’s condition, helping you fully understand any defects, their likely causes, associated risks, and the remedial works required before you commit to the purchase.

What the RICS Level 3 Survey Includes

We carry out a detailed inspection of the interior and exterior of the main building, along with all permanent outbuildings, recording construction methods and identifying any significant visible defects.

The inspection is more comprehensive than a RICS Level 2 Survey and is designed to assess the property in greater depth. All reasonably accessible areas are inspected, and where access is restricted, this will be clearly explained within the report.

Where it is safe and practical to do so, we will inspect roof spaces and key structural elements in more detail. We use specialist equipment, including damp meters, thermal imaging camera,  binoculars, torches, and access ladders, to support a thorough and accurate assessment.

The inspection remains non-intrusive, meaning we do not open up the structure, lift floors, or move heavy furniture. However, where possible, we may carry out a more detailed review of accessible elements, such as briefly lifting insulation where safe to do so.

As part of the inspection, we assess:
