Specific Defect Surveys

A Specific Defect Survey is a focused inspection designed to investigate a particular issue or concern within a property. Rather than assessing the whole property, the survey concentrates on the specific problem area, helping you understand the cause of the defect, the extent of the issue, and the most appropriate course of action.

It is particularly suited where a defect has already been identified or is suspected, and a more detailed technical assessment is required.

The survey provides a targeted technical analysis of the defect, helping you understand its likely cause, associated risks, and the most appropriate remedial works required. It also includes clear, practical advice on repairs, maintenance, and future works, together with an Estimated Cost Analysis to help you budget for any identified issues.

You may benefit from a Specific Defect Survey if you have concerns such as:

  • Cracking or movement within the building
  • Damp, mould, or water ingress
  • Structural issues or suspected subsidence
  • Roof defects or leaks
  • Timber decay, rot, or insect infestation
  • Poor workmanship or building defects
  • Concerns raised in a previous survey

This type of survey is also commonly instructed by homeowners, buyers, landlords, or solicitors where a clear and independent professional opinion is required.

What the Specific Defect Survey Includes

We carry out a detailed inspection of the specific area or issue of concern, focusing on identifying the cause, extent, and implications of the defect.

The inspection is tailored to the nature of the problem and is designed to assess the issue in greater depth than a standard survey. All reasonably accessible areas relevant to the defect are inspected, and where access is restricted, this will be clearly explained within the report.

Where it is safe and appropriate to do so, we may inspect concealed or hard-to-reach areas in more detail. We use specialist equipment such as moisture meters, thermal imaging cameras, endoscopes, drones, binoculars, torches, and access equipment to support a thorough and accurate assessment. Drone inspections can provide high-resolution images of roofs, chimney stacks, and other hard-to-reach areas, helping us identify defects more clearly.

The inspection is typically non-intrusive; however, where necessary, we can carry out invasive opening-up works, testing, and further assessment to investigate concealed defects in greater detail. These works would always be discussed and agreed with you in advance.

As part of the inspection, we assess:

  • The specific defect or area of concern
  • The surrounding building elements affected
  • Any related structural or construction issues
  • Signs of ongoing movement, moisture, or deterioration
  • Contributing factors such as design, materials, or workmanship

The survey does not include specialist testing of services such as electrics, gas, plumbing, heating, or drainage, unless specifically agreed in advance.

Following the inspection, you will receive a detailed and technical report providing a clear understanding of the defect and its implications.

The report goes beyond identifying the issue, offering insight into its likely causes, associated risks, and the most appropriate remedial actions. It is designed to help you make informed decisions and plan any necessary repairs or further investigations.

The report includes:

  • A detailed assessment of the defect and affected areas
  • Identification of visible issues and areas of concern
  • Explanation of the likely cause(s) of the defect
  • Advice on repairs, maintenance, and remedial works
  • Recommendations for further investigation where required
  • Identification of risks affecting the property
  • An Estimated Cost Analysis to help you understand potential repair costs
